This project renewed 1170 Devon Park Drive, a 90,000 SF multi-tenant office building in a highly desirable King of Prussia location. The design team worked with the building owner to develop cost-effective ways to significantly impact, both internally and externally, the way the building is perceived in the market. Externally, undifferentiated strip-window corners were replaced with half-bay sections of new sun-shaded curtain wall. Much of the building’s façade work remains intact with only minor repair and painting and improved lighting. A new translucent canopy is formally sympathetic with the building’s existing cornice line and along with improved landscape features establishes a more gracious approach.
Internally, in addition to refinishing all common spaces, some existing tenant spaces were reclaimed to make a more gracious entry lobby, open up a previously-enclosed stairway no longer required for egress and finally, to add a new fitness center amenity. The team worked carefully to develop a unique material palette including honey onyx stone wall panels, LED-lit channel glass screen walls, wood panels and travertine floors. Clean lines, finely textured natural materials and a subdued but colorful palette convey a sense sophistication with mid-century modern undertones that is at once up-scale and welcoming.
